1. Make sure you go through the proper channels. Indonesia is a very bureaucratic country and it takes its property laws very seriously. Do not try to cut corners or take “the easy way out”.

3. Remember that every building should have a Building Permit (IMB), so do not purchase a villa if it does not come with an IMB.
4. Remember to always choose a location where you would personally love to live. If you as a foreigner love the location, then chances are other foreigners and visitors to the island would love it too in case you plan to rent out (or sell) your villa in the future. As a rule of thumb, convenience is key, as most people won’t want to travel too far to get to the town centre, schools, shopping, or to the beach.
